Dormer Loft Conversions

Dormer Loft Conversion Specialists

Nuloft is a dedicated loft conversion company, rather than a general building contractor. We specialise in planning and delivering loft spaces that feel like a considered part of the home, with close attention paid to structure, head height, staircase access, natural light and how the finished layout will be used.

As London’s only Chartered loft conversion specialist, we apply professional construction management standards throughout each project. This means establishing a clear scope, coordinating the relevant specialists and trades, monitoring the construction programme and keeping homeowners informed as work progresses.

Every property presents different possibilities. Our role is to understand the existing roof, the space you want to create and the practical requirements that will shape the most suitable dormer design.

What Is a Dormer Loft Conversion?

A dormer loft conversion adds a roofed structure that projects from the existing slope of a property. By replacing part of the sloping roofline with vertical walls and a higher ceiling, it can create considerably more full-height space within the loft.

Dormers are commonly added to the rear of terraced, semi-detached and detached properties. They can be particularly effective where the existing roof has sufficient central height, but the sloping sides restrict how much of the floor can be used comfortably.

The additional space may provide room for a principal bedroom and en-suite, two smaller rooms, a bedroom and home office or another layout suited to the household. What can be achieved will depend on the roof structure, staircase position, available floor area and relevant planning requirements.

Step 1: Initial Consultation

Your project begins with a free initial consultation. We discuss your property, how you currently use your home and what you would like the new loft space to provide.

Step 2: Property Assessment

We review any existing plans or assess the property to understand its roof structure, available head height, staircase options and access requirements. This helps identify the opportunities and practical constraints that may influence the design.

Step 3: Project Proposal

We prepare a proposal based on the agreed requirements and information available. This sets out the proposed scope and provides a clearer understanding of the work involved before you decide whether to proceed.

Step 4: Professional Coordination

Depending on the project, we can coordinate with architects, structural engineers, Building Control, party wall surveyors and other relevant professionals. The services required will depend on the property, proposed design and agreed project scope.

Step 5: Preparing for Construction

Before construction begins, we plan the site requirements, programme the relevant trades and consider practical matters such as access, scaffolding, material deliveries and the proximity of neighbouring properties.

Step 6: Managing the Build

We manage the construction programme and coordinate the specialist trades carrying out the agreed work. Homeowners are kept informed of progress and have a clear point of contact for questions throughout the build.

Step 7: Completion

Once construction is complete, we carry out final quality checks and coordinate the relevant inspections and completion requirements. The finished loft conversion is then supported by Nuloft’s 10-year independent warranty.

Whats Included

Every dormer loft conversion is different, so the precise work included will be clearly defined within your project proposal. Depending on the property, design and agreed specification, the scope may include:

– Coordination with architects, structural engineers, Building Control and other agreed professionals

– Structural alterations, supporting steelwork and construction of the dormer

– Roofing, weatherproofing, external finishes, windows, insulation and ventilation

– Floor strengthening, a new staircase, internal walls, doors and required fire-safety work

– Electrical, plumbing and heating work included within the agreed specification

– Plastering, carpentry and the internal finishes listed within the proposal

– Completion checks, relevant handover documentation and a 10-year independent warranty

Not every item will automatically form part of every project. Your proposal will explain the agreed scope, specification and any services or finishing work that are not included.

Benefits of a Dormer Loft Conversion

By extending beyond the existing roof slope, a dormer can make substantially more of the loft floor practical for everyday use. The exact benefits will depend on the property and design, but may include:

– More usable headroom: Vertical walls and a higher ceiling can reduce the amount of floor space restricted by the original roof slope.

– A more practical layout: Full-height areas make it easier to position beds, wardrobes, bathroom fittings and other furniture.

– Greater layout flexibility: Depending on the available space, a dormer may accommodate a larger room, an en-suite or more than one separate room.

– Additional daylight and ventilation: Dormer windows can bring natural light and fresh air into areas that may otherwise feel enclosed.

– More space within the existing property: A dormer can provide an additional floor of living accommodation without increasing the ground-level footprint of the home.

The most effective dormer designs balance the amount of additional space with natural light, external appearance, staircase access and how the new rooms connect with the rest of the property.

Different Types of Dormer Loft Conversion

Dormer conversions can be adapted to different roof shapes, property styles and planning considerations. The most appropriate form will depend on the existing structure, the space required and how the proposed addition relates to the appearance of the property.

Flat Roof Dormers

A flat roof dormer is commonly positioned on the rear roof slope and can create a substantial amount of additional headroom and floor space. Its wider internal area can make it suitable for bedrooms, bathrooms and layouts that require more full-height space.
The size and external finish should be carefully considered so that the dormer works with the proportions of the property and complies with the relevant planning requirements.

Pitched Roof Dormers

A pitched roof dormer has its own sloping or gabled roof. It is often smaller than a full-width flat roof dormer but can provide useful headroom, natural light and architectural detail. This style may suit properties where the external appearance of the dormer and its relationship with the existing roof are particularly important.

L-Shaped Dormers

An L-shaped dormer combines a dormer across the main roof with a second section above an existing rear addition or outrigger. This layout is frequently considered for Victorian and Edwardian London properties with a suitable rear roof arrangement.

Where the structure and planning requirements allow, an L-shaped dormer can create a larger floor plan with sufficient space for more than one room. The connection between the two sections, staircase position and internal head height all require careful planning.

This was my first every building project so a very daunting experience however Guy and his team were amazing. They were not only supportive and reassuring, but they were flexible with the change and development of my loft conversion project as it evolved. I had several companies quote for the job, but it was Guy’s honest and realistic approach to the plan of work and budget that made my decision to use them which paid off because my daughter now has her dream room. The team that completed the physical build were nothing short of amazing lead by the most wonderful man Kosta who took such pride in the work and was ridiculously accommodating. Having a bunch of strangers in your home for 6x weeks could have been very disruptive especially with young kids at home however they were respectful, friendly and other than a few particularly dusty days it was very non-intrusive. The work was finished to a high standard and completed in record time. I was shocked at how quick and efficient the whole build was. It has completely changed the dynamics of our home and we could not be more grateful to Guy, Kosta and the team for making this happen.

5 stars Nuloft renovated our house about three years ago, including a rear extension and loft conversion, and we’re still really happy with the result. They were easy to work with, good at keeping in touch, and stuck to the budget and timelines, which made a big project feel much more manageable. Like with any renovation, there were a few hiccups along the way, but they were always quick to sort things out and put things right. Even now, three years later, they’re still really helpful whenever we need advice or have a question about the house. We love our home and would definitely recommend them to anyone thinking about doing a similar project

Recently had a loft conversion done by Nuloft and was pleasantly surprised at how smoothly it went. Having heard some horror stories about conversions from other companies, I was a little worried about the whole process. However the team were excellent, finished bang on schedule (which was nice) and the results were exactly as planned and costed. Not even a penny over budget. It's nice to come across some old fashioned customer care when most companies just want to grab the money and run.

We worked with Steve and Tani from Nuloft on the full renovation of our Victorian house. From our initial meeting up to project completion they were a dream to work with - professional, courteous, proactive, punctual and with excellent communication and attention to detail throughout. The project was finished on time and within budget and we couldn't be happier with the result. Highly recommend.

Nuloft completed a beautiful loft conversion on our property in Sidcup. They were really personable and courteous and it was far less stressful than we anticipated. Roy - Sidcup

Dormer Loft Conversions – FAQs

Planning permission and Building Regulations are separate requirements.

Some dormer conversions may be completed under permitted development rights, provided the property and proposed design meet the relevant conditions. Planning permission may still be required for larger designs, listed buildings, properties in conservation areas or homes where permitted development rights have been restricted.

Building Regulations apply separately and cover matters including structural safety, fire protection, insulation, ventilation and staircase design. The requirements should be assessed for the individual property and proposed conversion.

Dormers are most commonly positioned on the rear roof slope, although side dormers and other arrangements may be possible in certain circumstances. The appropriate position depends on the shape of the roof, the internal layout, neighbouring properties and relevant planning restrictions.

Front-facing dormers are more likely to require planning permission because of their effect on the principal elevation and street appearance.

A dormer projects outwards from the existing roof and replaces part of the sloping internal roofline with vertical walls and additional headroom. This allows more of the floor to be used comfortably and can provide greater flexibility when positioning furniture, bathrooms and internal walls.

Potentially. A larger dormer or L-shaped dormer may provide sufficient space for two bedrooms, a bedroom and bathroom or another multi-room arrangement.

However, the final layout will depend on the available floor area, head height, staircase position, fire-safety requirements and the structure of the existing roof.

Important considerations include the roof shape, available head height, staircase position, intended use of the space, window placement and external appearance. Planning restrictions, Building Regulations, party wall requirements and access for construction may also influence the design.

The aim should be to create useful internal space while ensuring the proposed dormer is structurally practical and appropriate for the property.
