An L-shaped loft conversion brings two separate roof areas together to create one connected living space. The structures, dimensions and internal levels of both sections must therefore be considered as part of the same design.
As a dedicated London loft conversion specialist, Nuloft understands the Victorian and Edwardian terraced homes commonly associated with rear outriggers. We coordinate the roof structure, staircase, room layout, junctions and weatherproofing to create a practical connection between the two areas.
An L-shaped loft conversion normally combines a dormer on the main rear roof with another above a suitable rear addition or outrigger. The two dormers are connected to create the characteristic L-shaped floor plan.
This type of conversion is particularly associated with Victorian and Edwardian terraced properties. Where the roof dimensions and headroom allow, the larger layout may accommodate multiple bedrooms, a bedroom and bathroom or another combination of rooms.
We discuss your property, the additional space you need and how you would like the completed loft to function.
Step 2: Assessing Both Roof Areas
We assess the main roof, rear addition, supporting structure, available headroom and possible staircase positions.
Step 3: Planning the Layout
The two sections are developed as one floor plan, with internal levels, windows, circulation and the intended room arrangement considered together.
Step 4: Coordinating Project Requirements
Where required, we coordinate with architects, structural engineers, Building Control, party wall surveyors and other relevant professionals. We also establish whether planning permission or permitted development rights may apply.
Step 5: Preparing the Project
Once the necessary design work and permissions are in place, we organise the site team, specialist trades, materials and construction programme.
Step 6: Managing Construction
We coordinate work across both sections of the conversion while providing a clear point of contact and regular updates throughout the build.
Step 7: Completion and Warranty
We undertake our quality checks and coordinate the relevant final inspections. The completed conversion is supported by Nuloft’s 10-year independent warranty, with the applicable coverage confirmed in the project documentation.
Why Nuloft for L-Shaped Loft Conversion Services?
Nuloft combines specialist knowledge of London loft conversions with Chartered project management, providing one experienced team to coordinate both roof areas from the initial consultation through to completion.
Experience with London Period Properties
We understand the terraced homes and rear outriggers commonly suited to L-shaped conversions. This helps us consider the different roof structures, internal levels, staircase access and practical constraints associated with these properties.
Chartered Project Coordination
As London’s only Chartered loft conversion specialist and part of Abbey Construction Group, we bring professional oversight, quality control and clear communication to every stage. Our service begins with a free consultation and concludes with the applicable 10-year independent warranty.
The precise scope of an L-shaped loft conversion will depend on the property, approved design and agreed project specification.
Structure and Dormer Construction
The work may include alterations to both roof areas, construction of the connected dormers, roofing, drainage, external finishes and weatherproofing around the adjoining sections.
Staircase, Windows and Room Layout
We can coordinate the staircase, windows, insulation, internal walls, doors and carpentry required to form the agreed rooms and circulation between them.
Services and Completion
Electrical, plumbing, heating, plastering and agreed internal finishes may also be included. Your proposal will confirm the exact scope, along with inspection coordination and applicable completion documentation.
Could an L-Shaped Loft Conversion Create the Rooms You Need?
If your home has a suitable rear addition, an L-shaped conversion could offer more layout options than a dormer positioned only on the main roof.
Talk to Nuloft about your property and the rooms you would like to create. During your free consultation, we can assess both roof areas and explain the structural, design and planning considerations likely to influence the project.
The appropriate arrangement will depend on the property, roof dimensions, required rooms and relevant planning considerations.
L-Shaped Dormer Conversions
Connected dormers can extend across the main rear roof and the roof of a suitable rear addition, bringing both sections together within one converted floor.
L-Shaped Conversions with Multiple Rooms
Where sufficient space is available, the layout may be divided into several rooms. Headroom, windows, staircase access and circulation will all influence how those rooms are arranged.

This was my first every building project so a very daunting experience however Guy and his team were amazing. They were not only supportive and reassuring, but they were flexible with the change and development of my loft conversion project as it evolved. I had several companies quote for the job, but it was Guy’s honest and realistic approach to the plan of work and budget that made my decision to use them which paid off because my daughter now has her dream room.
The team that completed the physical build were nothing short of amazing lead by the most wonderful man Kosta who took such pride in the work and was ridiculously accommodating.
Having a bunch of strangers in your home for 6x weeks could have been very disruptive especially with young kids at home however they were respectful, friendly and other than a few particularly dusty days it was very non-intrusive. The work was finished to a high standard and completed in record time. I was shocked at how quick and efficient the whole build was.
It has completely changed the dynamics of our home and we could not be more grateful to Guy, Kosta and the team for making this happen.

5 stars
Nuloft renovated our house about three years ago, including a rear extension and loft conversion, and we’re still really happy with the result.
They were easy to work with, good at keeping in touch, and stuck to the budget and timelines, which made a big project feel much more manageable.
Like with any renovation, there were a few hiccups along the way, but they were always quick to sort things out and put things right. Even now, three years later, they’re still really helpful whenever we need advice or have a question about the house.
We love our home and would definitely recommend them to anyone thinking about doing a similar project

Recently had a loft conversion done by Nuloft and was pleasantly surprised at how smoothly it went. Having heard some horror stories about conversions from other companies, I was a little worried about the whole process. However the team were excellent, finished bang on schedule (which was nice) and the results were exactly as planned and costed. Not even a penny over budget. It's nice to come across some old fashioned customer care when most companies just want to grab the money and run.

We worked with Steve and Tani from Nuloft on the full renovation of our Victorian house. From our initial meeting up to project completion they were a dream to work with - professional, courteous, proactive, punctual and with excellent communication and attention to detail throughout. The project was finished on time and within budget and we couldn't be happier with the result. Highly recommend.

Nuloft completed a beautiful loft conversion on our property in Sidcup. They were really personable and courteous and it was far less stressful than we anticipated.

Ready to Discuss Your L-Shaped Loft Conversion?
Talk to our specialist team about your property, rear addition and the additional rooms you need. Arrange a free initial consultation to explore whether an L-shaped conversion could provide a suitable solution.
L-shaped conversions are commonly considered for Victorian and Edwardian terraced homes with a suitable rear addition or outrigger. Suitability depends on both roof structures, their dimensions, available headroom and the possible staircase position.
Not always. Some L-shaped dormers may fall within permitted development rights where the property and complete design meet the applicable conditions. Planning permission may be required because of the conversion’s size, position, materials or effect on the property.
A loft converted into habitable space will generally require Building Regulations approval. Relevant requirements can cover the structures connecting both dormers, fire safety, insulation, ventilation, staircase design and electrical work.
Party wall requirements may apply where the structural work affects a shared wall, party structure or boundary. The precise requirements depend on the property and proposed work, so they must be established for the individual project.
Potentially. The connected floor plan may provide enough space for multiple bedrooms, a bedroom and bathroom or another arrangement. The final layout will depend on the dimensions, headroom, staircase position, windows and circulation space.
