The challenge was clear: create a luxurious, functional upper floor that didn’t just add a room, but added new ways of living. Planning & Design

Design is the cornerstone of any Nuloft project. For the Archway N19 mansard loft conversion, we had the pleasure of collaborating with an architect with whom we share a long-standing professional history. This existing synergy allowed for a seamless transition from the initial conceptual drawings to the technical implementation.

Because the property is located within a designated North London conservation area, the design phase required a meticulous approach. Conservation rules are notoriously stringent, particularly regarding the “principal elevation” (the front) and the overall silhouette of the roofline. A mansard conversion is often the preferred choice for local planning authorities in these sensitive areas because its 72-degree rear slope is considered more architecturally sympathetic to period properties than a standard box dormer.

Our design team and the architect worked closely to ensure that the materials used – from the slate tiling to the timber-framed windows – perfectly matched the original Victorian aesthetic. Inside however, the design was anything but traditional. The client’s vision was for a contemporary sanctuary, blending the historic shell of the building with ultra-modern interior finishes.

The logistics involved substantial structural steelwork to support the new floor and the near-vertical rear wall. Despite the complexity, our project management team ensured that the site remained tidy and that the impact on the family’s daily life was kept to a minimum. 

By staggering the works, we were able to complete the core structural loft conversion in just four months, allowing the finishing teams to move in and focus on the high-end details that would define the space.

Challenges

Every London loft conversion presents its own set of unique puzzles, but for this project, the primary challenge was the environment itself rather than the construction. Working within a conservation area means there is zero margin for error regarding external dimensions and materials.

While the construction phase itself ran smoothly with no unexpected structural surprises – a testament to our thorough pre-start surveys – the challenge lay in the precision of the interior “standout” features. Integrating a sauna and a microcement shower room into a timber-framed loft requires expert waterproofing and ventilation planning. We had to ensure that the weight of the sauna was properly accounted for in the structural calculations and that the moisture management systems were robust enough to protect the Victorian rafters below.

Outcome

The result of the Archway N19 project is one of the most sophisticated loft conversions in our portfolio. We transformed a dark attic into a light-filled master suite that rivals any high-end boutique hotel.

Microcement Shower Room: We moved away from traditional tiling to install a seamless, industrial-chic microcement wet room. This provides a waterproof, grout-free finish that feels incredibly modern and spacious.

Private Sauna: Perhaps the most unique element of this project is the custom-built sauna. Situated at the highest point of the house, it features a glass aspect that allows the clients to relax and look out over the London skyline – a true rarity in a Victorian terrace.

Maximised Volume: The mansard design provided near-vertical walls, meaning the clients could install full-height wardrobes and furniture without the “eaves-cramp” often associated with loft rooms.
